5 STEP PROCESS
We will take you through the complete pre-build process, from your initial ideas, creating your plans for planning permission, submitting your building regulations application until you obtain approval through a simple 5 step process:



Initial Consultation
Paul will visit you in the comfort of your home for a free initial consultation to discuss ideas and the feasibility of your scheme.
Planning permission is not always needed and many homes have permitted development rights. We can investigate and advise upon the permitted development rights of your home during our visit.
There may be further information required and in some cases we may need to consult with your local authority.
Paul will then prepare a fee quote for you for the various elements of the project including planning and building control approval.

Survey
If you decide to proceed, our Surveyor will visit to conduct a laser measured survey of the property.

Produce Drawings
Once the survey has been completed, Paul will visit you to discuss your detailed requirements. Detailed floor plans are then drawn up for your consideration, usually within 10 working days of the visit.
Once an agreement has been made on the floor plans, the external elevations are then drawn up along with any supporting documentation such as Design & Access statements, Community Infrastructure Levy forms, Landscape and Sustainability assessments.

Submit Plans to Local Planning Authority
Once you have approved the final drawings, we then submit the planning application to your local planning department. Planning approval takes at least 8 weeks from validation by the council.

Building Regulations produced and submitted to Building Control
Once planning has been approved, the building regulations drawings and specification can be produced for Building Control approval. This also includes any structural elements for which structural calculations may be required. We will organise any structural calculations required for your project via our network of Structural Engineers.
